When Should Buyers Compromise or Walk Away? | Laffey Real Estate

New homebuyers are often so caught up in the excitement of the purchase that they are too quick to agree to compromises that may not be in their best interests. Our real estate agents want to help you ensure your choices are sound. Before you meet with an agent, it is helpful to sit down and make a list of non-negotiable attributes. Next, make a list of things you consider "wants" versus "needs." Here are a few things to consider as you look at Roslyn homes for sale.

  • Location
    You probably have a good idea as to where you would like your new home, but how far are you willing to commute for the right house? Consider other issues that may influence your choice, such as school zone. Is the neighborhood important to you? In what way? If the house doesn't meet your needs in terms of location, it's time to step away, even if it appeals to you otherwise. 

  • Price
    Before you shop, you should have already met with a lender to determine your maximum price. You may qualify for a larger mortgage than you feel comfortable paying. Don't let anyone talk you into a house you can't afford. You should also consider the cost of maintaining the house, including utilities. Examine your budget in detail before making a final decision. 

  • Number of Bedrooms
    If you think it would be nice to have a spare bedroom for guests, that could be a sacrifice you're willing to make to get a beautiful new place. But if your family will be cramped because of too few bedrooms, this is not the house for you. If you know you'll need more space in the future but consider this a first home, this may not be a problem. Your goals are important in this decision. 

  • Necessary Repairs
    If you're looking at minor repairs you can do yourself for a reasonable price, you may want to overlook them in your negotiations. But if you're looking at major remodels or costly repairs, make sure the price of the house is reduced to reflect the expense. Consider your inconvenience as well as the financial outlay. Sharing your house with workmen and not having access to a bathroom or kitchen is more than a minor issue. 

  • Lot Size
    You may have envisioned a large property with room for a garden, but you find a gorgeous home that meets all your other needs but has a small lot. You may discover this isn't as important to you as you once thought, especially if there's a lovely park a short distance away. Ask yourself if this falls into the need or want category and if you are willing to settle for a smaller outdoor space.
