AC Maintenance - Homeownership - Laffey Real Estate

As temperatures get hotter, the demands on your home's air conditioner are greater. To keep your air conditioning unit functioning well for as long as possible, it pays to have it regularly maintained and serviced as soon as possible when you notice any issues.

Our real estate agents suggest keeping an eye out for the following issues that indicate your air conditioner needs to be serviced:

  • Your air isn't cool enough
    When your air conditioner isn't blowing cool air or it isn't cool enough, that's a definite sign of a problem. It could be caused by several issues, such as a compressor that isn't cooling the air correctly, a shortage of freon, or a duct problem that pulls air from the outside or the attic rather than from the compressor.

  • The air flow is too low
    Your air conditioning may not be blowing air out at the same level that it used to. It could have blocked ductwork, clogged filters, or blocked or damaged vents. You may also have problems with your AC's compressor.

  • Your AC is making unusual noises
    If your AC is making noises that it doesn't normally make, that's a sign that something's wrong. Problems indicated by noise can include an obstructed fan, a slipped belt, or broken motor bearings.

  • Some areas in your home aren't adequately cooled
    When your air conditioning system runs only for a short time before shutting off or doesn't shut off at all, the problem may lie with your thermostat rather than with the AC unit itself. An AC technician can check the issue and, if needed, replace your thermostat.

  • Moisture is built up around your AC system
    Some moisture around your AC system may be normal, but if it's an excessive buildup, you may have a potentially serious problem. If your system is leaking refrigerant, it requires a prompt repair since refrigerants are poisonous.

  • No air is coming out of your registers
    If no air is coming out of your registers, the outside fan on your AC unit may not be working. This might be caused by a blower belt that needs replacing, a full condensate pump reservoir, or a problem with your thermostat or wiring.

  • An unusual odor is coming from the unit
    An unusual electrical odor can mean that parts such as the blower motor or seized bearings are overheating. Blocked and dirty air filters can also cause electrical heating and an accompanying unusual odor. Finally, a regular burning odor may be an indication you have debris in your duct work.

  • Your AC's coil is frozen
    This problem causes your air conditioning unit to work hard, but it won't be able to cool your home adequately. You might have a dirty air filter, block ductwork, low refrigerant levels, or a malfunctioning blower fan.

  • Your system is aging and needs frequent repairs
    On average, you can expect an air conditioning system to last about 10 to 15 years. After this period of time, it may need more frequent repairs that may point to the need for a new unit. As an advantage, newer AC models are more energy efficient, so if you upgrade to a new one, you should save money on your energy bills.
