Long Island - List Your Home This Fall
Whether your Long Island home listing is new or a continuation from the summer selling rush, fall gives you a seasonal do-over. It's a time when many home sellers step away from marketing mode, but that doesn't mean you should give up too.  

Our real estate agents have a better idea. Why not push for a year-end sale? We market homes all year long, so we know that fall is a great time to seal a deal. 

Here are five reasons why:

  1. The market is winding down, but you don't have to.
    As the leaves change color, sellers often see the change as a signal to close out their listings until spring. They focus on upcoming holidays, school events, and cool-weather home projects.

    As home sellers take a break from the local home market, you'll have fewer selling competitors. That means more attention for you and your listing and perhaps shorter wait times for buyer mortgage approval. Because there are fewer homes on the market, home inspectors, appraisers, and other professionals may have a lighter schedule.  

  2. No stress if your home isn't kid-friendly.
    If you live in a kid-friendly neighborhood, you go the distance to make your home as kid-friendly as possible. Fortunately, house-hunting families with young children are settled into their homes until the school year ends. When your realtor hosts an open house, they'll likely encounter singles, newlyweds, and child-free couples. You won't lose a sale because house-hunting parents find your steps too steep, your outlets too accessible, or your yard not fenced-in. 

  3. Buyers have more time to look.
    Autumn is a laid-back, mellow season. People are enjoying the colorful lull before the upcoming rush of holiday events. First-time home buyers have no home projects to consider. Current homeowners have time to postpone fall maintenance and still get it done before winter. People aren't as busy as they are during spring and summer. They have more time for house-hunting.

  4. You can re-stage your home in Autumn mode
    If you've been maintaining spacious staging, minimalist decor and buyer-enticing curb appeal since spring, fall gives you a chance to mix things up. Add fall accents inside and out with hanging and potted mums. Add warmth with colorful pillows on your sofa. Spice up your home with a seasonal scent. And no, it doesn't have to be pumpkin spice. Instead, try filling the air with the aroma of warm baked bread or carrot cake.  

  5. End of the year buyer motivation
    Buyers have several reasons to find a home, buy it now, and close before the end of the year. Goal-oriented people can meet their 2018 home-buying deadline. Entertainment-savvy people can relocate in time for holiday entertaining in their new home. Economically-conscious buyers who close before year's end will have more tax deductions on their 2018 return.
